Buildable lot and a half in a nature lover's paradise 30 minutes to Ann Arbor, 20 minutes to Brighton and 15 minutes to Dexter. Be in touch with the seasons as your eyes feast on the changing skyline of clearness and clouds over the varying reflections of the lake as it morphs from glass-like to ripples of endless combinations as the springs below feed it.   Hear the pre-historic call of the sandhill cranes who nest in the wetlands directly across the lake, fall asleep to frog songs in the Spring, or be lucky enough to catch the sound of the ice breaking in the Spring.

Per feedback, part of 50' south facing shoreline is being restored so you can walk right in at the water's edge - and part will still have some marshy area to attract sandhill cranes, blue herons and their friends for a meal. Some photos of the photos below show the shoreline when it was all marshy because they include the sandhill cranes. Lovely, spring-fed lake for swimming, floating, fishing and paddling - or just relaxing. Shallow at water's edge, it is over 30 feet deep in the center. Private lake with no public access. It's classified a no-wake lake by the State of MI. Electric motors are allowed that don't go fast enough to create a wake.

Terri has details from township on the variety of what you could build and some rough sketches of what the building envelope could look like. Sewer connection at the street. Lots of bike trails, horseback riding, golf (disc & regular) and skiing close by. Seller is licensed Real Estate Broker. Can make a canoe or paddleboat available to explore the lake.

Below are photos from Cordley Lake throughout the seasons:

Cordley Lake is not connected to the chain of lakes which contributes to its cleanliness/overal health.  This lot is at the opposite end of the lake from the family run Varsity Day Camp - a great place to send younger kids for a day of fun for 8 weeks during the summer.
Sewer is at the street. An older well is on the parcel, but it is most likely not usable- nor in the right spot. This parcel is part of Cedar Beach Association. The annual dues are approximately $150 per year for a house on 1 1/2 lots. Dues pay for maintenance and plowing Langley Road which is a private road.

The Cordley Lake Association is comprised of the Cedar Beach Association and the two other subdivisions and Varsity Day Camp. Dues for this are included in the Cedar Beach Association. The Cordley Lake Association has coordinated in depth studies of the water and fish in the lake which are available on request.

There are two full sized grocery stores (Busch's and Kroger's) within 10 minutes, and a convenience store/gas station that is open 24 hours within 5 minutes.

There are many bike trails and recreation activities (horseback riding, golf, cross country-skiing, downhill skiing...) If you want to search it on google earth, the full address is 3816 Langley Road, Pinckney, MI 48136
